The resort will cover 1.8 hectares for phase 1 construction featuring 15 to 17 villas offering 1-, 2-, and 3-bedroom options.
The construction is projected to take 1.5 years, with completion targeted for August 2026. The resort is expected to open shortly after.

There are no age restrictions; however, children must be supervised by adults. Nanny services are available upon request.
The management contract will allow the unit to be operated under the ISOOLA brand, generating income for the unit owner. Additionally, villa owners will have the opportunity to use their villa for a set number of days annually.
Investors will receive rental income from their units, with professional management provided. The projected annual return is up to 15%.
You may transfer the free stay to others upon request, or, in the future, take advantage of our partnership with villa exchange providers to trade your stay for accommodations at other destinations.
Yes, this is possible. A special agreement will be established, detailing the monthly maintenance fee along with the associated rights and responsibilities. Furthermore, the villa will be excluded from the rental pool.
Villa owners will receive 40% of the rental pool turnover, based on the share of their villa in the pool.
Rent = (Share of Villa in Pool) x (Net Sales of Pool x 40%)
Annual external audits will be conducted to thoroughly verify the rental pool turnover, ensuring transparency and accuracy in the financial process.
The expected ROI is approximately 15%.
The return will be calculated based on the rental income generated by the villa units and will be transferred to investors on a semi-annual basis, every six months. This ensures that investors receive regular updates and payouts for their investment.
PT. Escape Over Tanahsumba, the company behind the ISOOLA brand, offers investors 80-year leasehold rights for the villa units.
Income tax will be governed by Indonesian law. Unit owners are required to inform us of their tax obligations related to their investment in Indonesia, and we will assist with the necessary arrangements
Yes, the villa’s ownership can be transferred to another party at a defined price. ISOOLA will assist in finding buyers and finalizing the transfer, with a commission of 5% (or 2.5% if the owner identifies the buyer).
