Where is the resort located?

The resort is located in Ate Dalo Village, Kodi – Sumba Island

The resort is a 50-minute flight from Bali and a 50-minute drive from Tambolaka Airport, Sumba. Daily round-trip flights are available between Bali (DPS) and Sumba (TMC).

Sumba is an emerging destination in Indonesia, known for its pristine beaches, stunning landscapes, and rich culture. Located close to Bali, Lombok, and Labuan Bajo, it offers a great alternative for travelers. The weather is mostly sunny, with temperatures ranging between 33°C and 24°C.
The rainy season is from December to March, with cooler temperatures between 30°C and 20°C.

There are no shopping areas or grocery stores near the resort’s . However, a few restaurants at neighboring resorts are available for dining. For the convenience of our guests and investors, we take care of all their needs, including groceries and essentials, by providing a well-stocked supply of items during their stay. This ensures a comfortable and hassle-free experience without the need to travel for daily necessities.

What’s the size of the land and construction plan?

The resort will cover 1.8 hectares for  phase 1 construction featuring 15 to 17 villas offering 1-, 2-, and 3-bedroom options.

The construction is projected to take 1.5 years, with completion targeted for August 2026. The resort is expected to open shortly after.

The resort will blend tropical style with Sumbanese elements, featuring sustainable bamboo roofs, elevated buildings for privacy, and outdoor-inspired bathrooms. Interiors will showcase teak wood and stone, reflecting Sumbanese and Indonesian heritage, with eco-friendly, luxurious, and sustainable materials.

The development is led by PT. Escape Over Tanasumba, with in-house management handled by PT. Palanquin Radja Hospitality. Both companies are supported by dedicated teams with extensive experience in the industry.

The resort will feature:

There are no age restrictions; however, children must be supervised by adults. Nanny services are available upon request.

The management contract will allow the unit to be operated under the ISOOLA brand, generating income for the unit owner. Additionally, villa owners will have the opportunity to use their villa for a set number of days annually.

What are the benefits for villa owners?

Investors will receive rental income from their units, with professional management provided. The projected annual return is up to 15%.

  • 15 free stays annually.
  • Up to 30 days’ stay at a 50% discount on published rates.
  • A 15% discount on additional room rentals for friends and family.
  • A 10% discount on food, beverages (excluding alcohol), and other services.
  • Complimentary airport pick-up and drop-off.

You may transfer the free stay to others upon request, or, in the future, take advantage of our partnership with villa exchange providers to trade your stay for accommodations at other destinations.

Yes, this is possible. A special agreement will be established, detailing the monthly maintenance fee along with the associated rights and responsibilities. Furthermore, the villa will be excluded from the rental pool.

How is the profit shared with villa owners?

Villa owners will receive 40% of the rental pool turnover, based on the share of their villa in the pool.

Rent = (Share of Villa in Pool) x (Net Sales of Pool x 40%)

Annual external audits will be conducted to thoroughly verify the rental pool turnover, ensuring transparency and accuracy in the financial process.

The expected ROI is approximately 15%.

The return will be calculated based on the rental income generated by the villa units and will be transferred to investors on a semi-annual basis, every six months. This ensures that investors receive regular updates and payouts for their investment.

Ownership Structure

PT. Escape Over Tanahsumba, the company behind the ISOOLA brand, offers investors 80-year leasehold rights for the villa units.

Income tax will be governed by Indonesian law. Unit owners are required to inform us of their tax obligations related to their investment in Indonesia, and we will assist with the necessary arrangements

Yes, the villa’s ownership can be transferred to another party at a defined price. ISOOLA will assist in finding buyers and finalizing the transfer, with a commission of 5% (or 2.5% if the owner identifies the buyer).
